The concept
Umiya is built for groups and for time at the table. It's full service with long dwell times, and it gives a party of six a reason to settle in rather than eat and run. That shapes what a good site looks like. It's also why the criteria we publish for brokers are written around this restaurant, not a generic footprint.
For a landlord, the useful part is that one team underwrites the deal, signs the lease, manages the buildout and then runs the restaurant. Our recent buildouts have been funded with our own equity, so no lender sat between a signed LOI and opening day. And there's no franchisee between the lease and the staff on the floor.
