Portland Townhomes

Our first ground-up development: twelve townhomes in Portland, Texas.

This was the firm's first ground-up development, and it was run the way the rest of the portfolio is: Billy managed delivery directly — contractor selection, sourcing, cost engineering and on-site oversight — rather than handing the project to a third-party developer and reviewing it from a distance.

Texas was not unfamiliar ground. It is the family's largest restaurant market, so the firm was signing leases, training staff and reading trade areas there long before it broke ground on housing. That holds right across the portfolio: every building ZBC owns sits in a state where the family already runs a restaurant. Portland is where that knowledge was first put behind something the firm built itself rather than leased.
