Townes at Dearborn is in approvals: it is not part of the firm's delivered record and will not be until it is built. The distinction matters more than it sounds — a scheme still in pre-development is the easiest thing in any portfolio to present as though it were finished.

Durham is home ground. The firm is based in the Research Triangle, already holds a multifamily building in the same city, and runs a restaurant across the metro in Raleigh. The firm is growing in North Carolina and Texas, and Townes is what the North Carolina half of that looks like while it is still in progress.
